{"id":5779,"date":"2025-09-24T11:41:38","date_gmt":"2025-09-24T11:41:38","guid":{"rendered":"https:\/\/londondrinker.camra.org.uk\/wordpress\/?p=5779"},"modified":"2025-09-24T11:41:38","modified_gmt":"2025-09-24T11:41:38","slug":"pub-news-september-2025","status":"publish","type":"post","link":"https:\/\/londondrinker.camra.org.uk\/wordpress\/index.php\/2025\/09\/24\/pub-news-september-2025\/","title":{"rendered":"Pub news &#8211; September 2025"},"content":{"rendered":"\n<p>In the previous edition we reported that the <strong><a href=\"https:\/\/camra.org.uk\/pubs\/cross-lances-hounslow-121776\">Cross Lances<\/a><\/strong> in Hounslow was \u2018Closed &#8211; future uncertain\u2019.\u00a0 This traditional street corner ex Fuller&#8217;s local, the last of its kind left in Hounslow, features a wood-panelled interior and an ever-changing range of guest beers.\u00a0 Following at least one temporary closure, it has now been taken over by the people who run the Pasa Restaurant nearby; this specialises in Nepali and Newari cuisine.\u00a0 Their stated aim is to run it as a hybrid \u2018Pasa Pub\u2019, with the restaurant at the front and the back bar remaining as a traditional pub with a range of beers, apparently including real ale.\u00a0 They add that the jukebox, darts and pool will be retained and the popular live music and open-mic nights will resume.\u00a0 As the print edition went to press it was still closed for refurbishment; however it has subsequently reopened! With thanks to Graham Larkbey for the update.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"768\" src=\"https:\/\/londondrinker.camra.org.uk\/wordpress\/wp-content\/uploads\/2025\/09\/cross-1024x768.webp\" alt=\"\" class=\"wp-image-5780\" srcset=\"https:\/\/londondrinker.camra.org.uk\/wordpress\/wp-content\/uploads\/2025\/09\/cross-1024x768.webp 1024w, 1200w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<p>Local news website, the <em><a href=\"https:\/\/greenwichwire.co.uk\/2025\/09\/03\/duke-of-greenwich-pub-closing-september-2025\/\">Greenwich Wire<\/a><\/em>, has reported that the <strong><a href=\"https:\/\/camra.org.uk\/pubs\/duke-of-greenwich-greenwich-158497\">Duke of Greenwich<\/a><\/strong> in east Greenwich is closing.\u00a0 The pub was previously called the Duke of Edinburgh and later the Vanbrugh Tavern.\u00a0 It is reported that the operators, Hucknall Pubs Ltd, have not been able to agree terms with the freeholders.\u00a0 The pub was sold by Punch Taverns in 2013 to property developers Hamna Wakaf.\u00a0 Regular readers may recognise that name.\u00a0 It closed in March 2022 when the long standing licensee retired and was reopened by Hucknall Pubs in July 2023.\u00a0 The company also operate the <a href=\"https:\/\/camra.org.uk\/pubs\/jolly-gardeners-kennington-158527\">Jolly Gardeners<\/a> in Kennington.\u00a0 There had been a dispute in 2020 over a planning application to build on land behind the pub, which the freeholder won, but the permission was never used.\u00a0 Presumably, now that the pub is empty, something more ambitious may be on the cards.\u00a0 The Isle of Man based Hamna Wakaf, incidentally, has links to the property developer Asif Aziz.\u00a0 The on-line news site, <em>The Londoner<\/em>, published <a href=\"https:\/\/www.the-londoner.co.uk\/exclusive-the-billionaire-developer-closing-londons-pubs\/\">a very informative article on his activities<\/a> on 16 August.\u00a0 Readers may find it worth a look.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"https:\/\/d2s8km3brsjp0y.cloudfront.net\/eyJidWNrZXQiOiJ3aGF0cHViIiwia2V5IjoiU0VMXC9TRUwrMTA2MDAtMTQ2MzA0LTI0MDAtMTg0OS5qcGciLCJlZGl0cyI6eyJyZXNpemUiOnsid2lkdGgiOjIwMDAsImhlaWdodCI6MTU0MCwiZml0IjoiY292ZXIifSwicm90YXRlIjpudWxsfX0=\" alt=\"\"\/><\/figure>\n\n\n\n<p>Promising news about the<strong> <a href=\"https:\/\/camra.org.uk\/pubs\/lion-teddington-121895\">Lion<\/a><\/strong> in Teddington. \u00a0The pub, which dates from 1876 and was owned and operated by Stonegate Pub Partners, closed in December 2022.\u00a0 It has remained closed ever since while being marketed.\u00a0 Happily, it has now been sold.\u00a0 Originally it was reported that it had been purchased by a community group.\u00a0 In fact, it has been purchased by individual members of the community.\u00a0 Three local residents have put up most of the purchase price, with smaller investments from a dozen or so other neighbours.\u00a0 The pub is in need of refurbishment but the new owners hope to have it open in time for Christmas.\u00a0 The owners will be appointing professional managers to operate the pub and it will be free of tie, looking to support local suppliers.\u00a0 They also intend to offer traditional pub food for families.\u00a0 The pub has a large lounge\/restaurant area.\u00a0 One of the investors said, \u201dWe<em> merry bunch of locals want this local to be more than a community pub, a community hub and less of a boozer<\/em>!\u201d<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"https:\/\/d2s8km3brsjp0y.cloudfront.net\/eyJidWNrZXQiOiJ3aGF0cHViIiwia2V5IjoiSE9VXC9IT1UrNjgyNy0xNzI3NTMtMTIwMC05MDAuanBnIiwiZWRpdHMiOnsicmVzaXplIjp7IndpZHRoIjoxMjAwLCJoZWlnaHQiOjkwMCwiZml0IjoiY292ZXIifSwicm90YXRlIjpudWxsfX0=\" alt=\"\"\/><\/figure>\n\n\n\n<p>Developments also with the <strong><a href=\"https:\/\/camra.org.uk\/pubs\/mawbey-arms-south-lambeth-140330\">Mawbey Arms<\/a><\/strong> in South Lambeth.\u00a0 The pub, described as a \u2018<em>sole 19th century survivor<\/em>\u2019 located in the middle of a 1970s housing estate, closed some eight years ago.\u00a0 At one point there were plans to convert it into a school but nothing became of that.\u00a0 It has stood empty since. \u00a0Plans have now been submitted to build a 28-bedroom hotel on the site, retaining the frontage of the existing building.\u00a0 It is intended that the pub will reopen and \u2018<em>would remain open to the public and would not be solely for hotel guests\u2019<\/em>.\u00a0 \u00a0Conditional approval has been given to the plan but there remains a lot of detail to be sorted out.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-large\"><img decoding=\"async\" src=\"https:\/\/d2s8km3brsjp0y.cloudfront.net\/eyJidWNrZXQiOiJ3aGF0cHViIiwia2V5IjoiU1dMXC9TV0wrMjg1OS0yOTg0My02MDAtNDUwLmpwZyIsImVkaXRzIjp7InJlc2l6ZSI6eyJ3aWR0aCI6NjAwLCJoZWlnaHQiOjQ1MCwiZml0IjoiY292ZXIifSwicm90YXRlIjpudWxsfX0=\" alt=\"\"\/><\/figure>\n<\/div>\n\n\n<p>When you acquire a number of pubs in one go, there is always the likelihood that some of them will not fit your plans.\u00a0 A case in point is the <strong><a href=\"https:\/\/camra.org.uk\/pubs\/queen-of-the-south-west-norwood-158734\">Queen of the South<\/a> <\/strong>in Tulse Hill which Young\u2019s acquired from the City Pub Company in 2023.\u00a0 After a period of uncertainty, Young\u2019s have accepted an offer from the pub\u2019s licensee, Clement <a>Ogbonnaya,<\/a> to buy the freehold.\u00a0 Mr Ogbonnaya\u2019s Village People pub group has run the pub since May 2023 and also operates the <a href=\"https:\/\/camra.org.uk\/pubs\/prince-of-peckham-peckham-158590\">Prince of Peckham<\/a>.\u00a0 There had been fears that Young\u2019s would find another buyer but they said, \u201c<em>At Young\u2019s, ensuring pubs remain vibrant parts of their local communities is an important part of our ethos.\u00a0 Following our acquisition of City Pub Group in 2024, it was always our intention that this pub remain independent to best serve its community and we are glad to have moved closer to securing a solution that will allow it to do so<\/em>.\u201d<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"https:\/\/d2s8km3brsjp0y.cloudfront.net\/eyJidWNrZXQiOiJ3aGF0cHViIiwia2V5IjoiU0VMXC9TRUwrMTA4MzgtMTQ2MDIzLTI0MDAtMTc1My5qcGciLCJlZGl0cyI6eyJyZXNpemUiOnsid2lkdGgiOjIwMDAsImhlaWdodCI6MTQ2MCwiZml0IjoiY292ZXIifSwicm90YXRlIjpudWxsfX0=\" alt=\"\"\/><\/figure>\n\n\n\n<p>Mr Ogbonnaya named the pub in honour of his mother, wife and daughters.&nbsp; The title comes from the Bible (Matthew 12.42) and is believed to be a reference to the Queen of Sheba.&nbsp; It is also a perennial pub quiz question about the only football team mentioned in the Bible.&nbsp; Dumfries is home to the team in question, the Queen of the South being the town\u2019s nickname, as coined by a local poet.<\/p>\n\n\n\n<p><strong>\u25ca<\/strong> Another Stonegate pub, the <strong><a href=\"https:\/\/camra.org.uk\/pubs\/railway-bell-hampton-121741\">Railway Bell<\/a><\/strong> in Hampton is at risk.\u00a0 Known locally as the Dip (after the adjacent railway bridge), the pub, which dates from the 19th century, has been empty since the last publican passed away in April last year.\u00a0 Stonegate have put the pub on the market for \u00a31 million.\u00a0 Residents have formed a group, called \u2018Save the Dip\u2019 with a view to creating a community benefit society to buy the pub.\u00a0 It is quite a challenge but they have begun with the solid step of having Richmond upon Thames Council list the pub as an Asset of Community Value.\u00a0 We wish them well.<\/p>\n\n\n\n<p>Back in 2017, following its sale by Greene King, some regulars of the <strong><a href=\"https:\/\/camra.org.uk\/pubs\/salt-house-st-johns-wood-128616\">Salt House<\/a><\/strong> in St John\u2019s Wood tried hard to save their local from being redeveloped.\u00a0 They were partly successful in that it wasn\u2019t demolished but instead it became a shisha bar, followed by a sushi restaurant.\u00a0 This closed in 2023 when its premises licence was revoked following a number of incidents, including a drive-by shooting and a fire bombing.\u00a0 It was put on the market and acquired by Aldrich Inns who we mentioned in our previous edition.\u00a0 Although both the police and the St John\u2019s Wood Society initially &#8211; and understandably &#8211; had their doubts, Westminster City Council have granted a new premises licence.\u00a0 The pub will revert to being called the Salt House and the new operators are promising a traditional public house with a \u2018significant food offering\u2019.\u00a0 The new operators have been diligent in consulting the local community in advance of the application and one member of the Licensing Sub-Committee commented, &#8220;<em>I think it&#8217;s very constructive your engagement with local residents and your willingness to listen and I think that&#8217;s the foundation of a very healthy relationship in the area<\/em>.&#8221;\u00a0 This remarkable redemption shows that it is always possible for a pub to come back from the dead, however bad the situation appears to be.<\/p>\n\n\n\n<p>It is understood that the private individual freeholder of <a href=\"https:\/\/camra.org.uk\/pubs\/olde-swiss-cottage-london-125286\"><strong>Ye<\/strong> <strong>Olde Swiss Cottage<\/strong><\/a> in Finchley Road has given notice that the site is up for sale.\u00a0 We have no other details at present but the pub is listed as an Asset of Community Value so the community have the first chance to submit a bid.<\/p>\n\n\n\n<p>The <strong><a href=\"https:\/\/camra.org.uk\/pubs\/star-of-greenwich-greenwich-158506\">Star of Greenwich<\/a><\/strong> in East Greenwich is under threat.\u00a0 Formerly the Star &amp; Garter which closed in 2021 following a violent incident, it reopened as a community venture in June 2023.\u00a0 Unfortunately, it closed again in November last year following a dispute with the landlord over a rent debt.\u00a0 The landlord is the Greenwich Hospital charity, which is a major landowner in and around Greenwich, including the Old Royal Naval College.\u00a0 The building is listed as an ACV but Greenwich Hospital have given notice of their intention to sell and conversion to housing seems likely.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"https:\/\/d2s8km3brsjp0y.cloudfront.net\/eyJidWNrZXQiOiJ3aGF0cHViIiwia2V5IjoiU0VMXC9TRUwrMTA2MDktMTQ0MjI3LTI0MDAtMTgwMC5qcGciLCJlZGl0cyI6eyJyZXNpemUiOnsid2lkdGgiOjIwMDAsImhlaWdodCI6MTUwMCwiZml0IjoiY292ZXIifSwicm90YXRlIjpudWxsfX0=\" alt=\"\"\/><\/figure>\n\n\n\n<p>The <strong><a href=\"https:\/\/camra.org.uk\/pubs\/tavern-on-the-hill-walthamstow-155379\">Tavern on the Hill<\/a><\/strong> in Higham Hill, formerly operated by the Wild Card brewery, has been taken over by the East London Brewing Co and has reopened.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"https:\/\/d2s8km3brsjp0y.cloudfront.net\/eyJidWNrZXQiOiJ3aGF0cHViIiwia2V5IjoiRUxDXC9FTEMrMTQyMTUtMTMwMjg1LTI0MDAtMTgwMC5qcGciLCJlZGl0cyI6eyJyZXNpemUiOnsid2lkdGgiOjIwMDAsImhlaWdodCI6MTUwMCwiZml0IjoiY292ZXIifSwicm90YXRlIjpudWxsfX0=\" alt=\"\"\/><\/figure>\n\n\n\n<p>Sadly but predictably, the owners of the <strong><a href=\"https:\/\/camra.org.uk\/pubs\/trafalgar-merton-140433\">Trafalgar<\/a> <\/strong>in South Wimbledon have appealed against Merton Council\u2019s refusal of their planning application to demolish the current building and replace it with a block of flats with a token bar unit.\u00a0 To judge from the appeal document, they appear to be genuinely surprised that the local community don\u2019t want their nice shiny new facility but prefer to keep what they have.\u00a0 They don\u2019t mention that they could
